Drainage
A coating does not create a missing drainage slope. Product tolerance for standing water varies, and the cause of ponding still needs assessment.

A coating can restore a suitable roof surface after preparation and repairs. The first decision is whether the existing roof is dry, sound and compatible enough for restoration.

A coating needs an assembly that can support it. Loose material, damaged flashing and openings must be repaired. Wet insulation and deteriorated deck areas need removal or reconstruction rather than being sealed beneath a new surface.
The existing membrane or metal, previous coatings and contaminants determine the cleaning, primer and adhesion work. A roof that looks uniform from above can still have incompatible patches or moisture beneath it.
Review repair before restoration
The selected product system determines how the surface is prepared and how much material is applied.
| Stage | What the work resolves |
|---|---|
| Assess and repair | Identify moisture, loose attachment, damaged substrate, open seams and failed flashing. |
| Clean and test compatibility | Remove contaminants and establish the coating’s suitable bond to the existing material. |
| Treat detail areas | Reinforce and detail seams, fasteners, curbs and penetrations as specified. |
| Apply and verify | Use the specified application conditions, coverage and film thickness, with the required checks for that system. |
Restoration needs to fit the actual roof instead of being sold as a substitute for every other scope.
A coating does not create a missing drainage slope. Product tolerance for standing water varies, and the cause of ponding still needs assessment.
A fresh surface cannot dry trapped wet insulation or restore an unsound deck. Those layers need their own work.
Traffic paths, rooftop service and later penetrations can affect the surface. Maintenance and repair materials must stay compatible with the coating system.
Preparation can be a substantial part of restoration. Roof size, substrate condition, previous coatings, repairs, detail count and the selected product affect cost. The scope needs to make clear which underlying conditions are being repaired and which assembly is being retained.
When extensive wet layers, deck damage or unstable attachment are present, replacement can be the more complete route. The comparison is between suitable assemblies, not simply a low coating price and a high tear-off price.
Understand commercial replacement
The surface and underlying assembly need the condition required by the selected system. Wet insulation must be addressed; coating over it leaves the moisture problem in place.
No. They have different substrate, application, weather and standing-water requirements. The selected product system and actual roof condition govern the choice.
No. Any warranty comes from its issuer and the actual installed system. Eligibility, approved preparation, inspections, maintenance and exclusions need their own terms.
