An architectural-asphalt replacement scenario for 2,000 square feet of measured roof surface is $8,000 to $12,000 using October 2026 Kansas City metro inputs. The work beneath the shingles explains why a property price can differ.

The scenario uses $4 to $6 per square foot of actual roof surface, for 1,500 to 3,500 square feet. It describes one specific replacement scope.
| Included in the model | Project work to price separately |
|---|---|
| One shingle layer removed and hauled away | Extra roof layers, difficult disposal or unusual staging. |
| Architectural asphalt and synthetic underlayment | Other materials, upgraded assemblies or product-specific requirements. |
| Eave/valley protection, needed flashing and ridge venting | Damaged decking, structural repair and changed ventilation or flashing scope. |
A one-story roof covers the building footprint, but its slopes create more surface. A two-story house can have less roof area than a one-story house with the same living space. Garages, porches, overhangs and dormers also affect the measured roof.
The calculator handles footprint-to-surface conversion using pitch, or accepts a known measured surface. Keep its example when you do not know the measurements. The roofer measures the actual roof for a project price.

The inspection and tear-off can reveal work that a surface-area figure cannot capture.

Chimneys, sidewalls, valleys and penetrations need proper flashing and overlaps. Reusing a failed connection can leave the cause of a leak in place.
Steep slopes, multiple stories, restricted staging and a different material affect the work and the installed system.
These are related parts of the project conversation, with separate terms.
| Subject | What determines it |
|---|---|
| Project price | Measured area, selected system, removal, deck condition, details and access. |
| Insurance payment | Covered cause and scope, policy limits, deductible and valuation terms. The roof price alone does not establish coverage. |
| Warranty | The issuer, covered material or work, exclusions, duration and remedy in the actual warranty terms. |
